Long-delayed Wendell community could triple town's population

WENDELL, N.C. -

Wendell could soon see its biggest population boom in its 110-year history thanks to a development that has sat idle for 5 years.

Developer Newland Communities purchased the more than 1,000 acres known as Wendell Falls just off of U.S. 64. This land will be home to 3,000-4,000 housing units over the next decade.

Those additional homes could take Wendell's population from 6,000 to as many as 16,000 residents.

"Eastern Wake County is kind of an emerging area," said Shannon McSwiney with Newland Communities. "There is property, there is development happening and we see that as the next key place within the Triangle that potential homebuyers will be seeking."

Town Manager Teresa Piner said the addition of housing and people will hopefully bring commercial development.

"It is so much more than a subdivision. It is so much more than just houses that are going to go down on the ground," Piner said. "This is going to be the entrance way to Eastern Wake County."

The development was started several years ago but abruptly ended in October 2008 due to the economic downturn. No houses were built, however major infrastructure such as water and sewer was put into place.

The developer and the town manager are confident the town won't see a repeat of the troubles because the economy is stronger. Newland Communities adds that this time around, its funding is upfront.

Construction on the community could start by the first of the year with homes ready to by in late 2015.
