Builders have new plan for South Tampa homes

New home builders who used to focus on building subdivisions in the suburbs are bringing their model homes closer to town.

Parts of the Port Tampa area, in south Tampa, near MacDill Air Force Base, look like mini subdivisions. Builders are swooping in, buying up vacant land or buying smaller homes and replacing them with larger ones.

Leslie Griffin is a real estate agent in south Tampa and says builders are gobbling up these home sites because land is selling for such a premium north of Gandy Boulevard.

"The builders, I think are working smart," Griffin said. "They're keeping it at an affordable value."

Griffin pointed out some of these homes that are selling for between $250,000 and $300,000 and said those same homes would sell for between $600,000 to $700,000 in other parts of south Tampa, such as Hyde Park.

One of the more active builders in this area is Ashton Woods. The builder has built homes on lots between older homes and has assembled whole streets and built new homes there. The builder is also building The Landing development off of West Shore Boulevard.

Another active builder, Griffin said, is Domain Homes. But on nearly every street in this area, is a sign advertising construction. It just all comes down to which builders can assemble the most land, she said.
